Hedgewood's strategy is to develop innovative investments across the real assets spectrum, which includes a broad range of traditional real estate, energy and natural resources. Currently, our real estate strategies focus on opportunistic and value oriented situations across all types of real estate assets, primarily in Southwestern Ontario and Maricopa County, Arizona. Our natural resource investing is focused on timberland, metals, water, agriculture and land primarily in Canada.
Multi-family Residential
Demographic analysis tends to focus on the Baby Boomers and ignore subsequent generations. Yet, according to some, Generation Y or the “Net Generation” will soon be larger than the Baby Boomers. This generation of highly mobile young people are primarily renters and they tend to flock to urban areas. And as this generation continues to exert more influence, they will not only change residential communities, they will change the workplace, entertainment and vacation travel. It is with this long-term trend in mind that Hedgewood invests in various forms of apartments, condominium buildings and rental properties.
Retail/Office
It is often said that the three keys to successful real estate investment are location, location and location. Hedgewood, which invests in small office buildings and grocery-anchored retail properties, would like to add two more keys – patience and a long-term view. A patient investor recognizes that commercial real estate has cycles and is more apt to be a seller at the top and a buyer at the bottom.
Farmland/Timberland
Hedgewood views its investments in farmland and timberland as a long-term hedge against inflation. Our geographic restriction is that the property must be in North America (and we have a Canadian preference), and our focus is on enduring value and the potential for continued appreciation.
